Commercial Hard Money Loans: Multifamily, Retail, Office and Mixed-Use

When commercial hard money makes sense, which property types private lenders fund, and how they underwrite a commercial deal.

Educational information only, not legal, tax or financial advice. Examples and calculations may contain errors; verify them with your own advisors. Advertised starting rates are annual interest, not APR; one point equals 1% of the loan amount. Other fees and costs may apply, and all financing is subject to underwriting.

Why commercial investors use private money

Banks want stabilized income and long approvals. A commercial hard money loan lets a sponsor close an acquisition, cure a vacancy problem or take out a maturing loan now, then refinance into bank or agency debt once the property qualifies.

Property types

Crosby Lending considers multifamily, mixed-use, retail, office, industrial, hospitality and land with a clear plan. Each asset is reviewed on its own merits: location, condition, current income and the business plan.

How underwriting works

The lender asks three questions: what is the property worth today, what is the plan to increase or protect that value, and how will the loan be repaid. Clear answers with supporting documents — rent roll, T-12, budget, comparable sales — speed everything up.

Terms to expect

Loans from $100K to $50M, leverage up to 65%, rates from 9% and origination from 1 point, interest-only for 6 to 36 months. Terms are indicative and depend on underwriting.
